Before construction starts, we work through the layout, selections and scope of your project — with drawings and 3D renderings so you can see what's proposed and know what it will cost.
Why We Plan First
Renovation projects involve a lot of interconnected decisions. A layout change can affect plumbing and electrical. Tile and fixture choices affect the schedule and the budget. Cabinetry and finishes affect nearly everything else.
Rather than sorting these things out once the walls are open, we work through the important decisions during pre-construction, while changes are still easy to make. By the time we're ready to build, the design is settled and the scope is defined.
The Design Process
Understand the Project
A conversation or site visit to understand what you want to change, what isn't working, and what the project needs to accomplish.
Measure & Document
We measure and document the existing space so the design, and later the construction, are based on accurate information.
Design the Space
We develop layouts, drawings and 3D renderings as appropriate to the project, so you can see what's proposed.
Make Selections
We work through the key finishes, fixtures, tile, cabinetry or other materials needed to define the project.
Define the Scope
The approved design is translated into a detailed scope of work covering everything the project requires.
Price the Build
We prepare a detailed construction proposal based on the approved design, selections and scope.
From Existing Space to Finished Room
What You Receive
The exact deliverables depend on the size and complexity of the project. A design package may include:
- Site measurements or a space scan
- A proposed layout
- Drawings
- 3D renderings
- Material and fixture selections
- A mood board, where applicable
- A developed scope of work
- A detailed construction proposal
Design & Project Development Fees
If Thompson Design-Build is selected to complete the renovation, the design fee is credited toward the construction contract.
Design Without Obligation to Build
The design phase is a standalone professional service. You'll receive the agreed design deliverables whether or not Thompson Design-Build completes the construction.
